A Home Inspection is a visual evaluation of a property's condition, covering major systems like the roof, structure, electrical, plumbing, and HVAC. We do these inspections for home buyers to inform them of any existing or potential issues. We also do these as pre-listing inspections for sellers, to control any surprises or delays after an offer has been accepted.
A WDO (Wood-Destroying Organism) Inspection checks for signs of termites, carpenter ants, wood-boring beetles, and fungi that can damage a home’s structure. It is often required for real estate transactions like VA loans, and helps protect against costly structural repairs.
We check the same items as on a standard home inspection, as well as structural support beneath the home.
Lenders sometimes require an inspection to determine if the home meets HUD construction standards for foundations and additions (porches, decks, etc.). We do these inspections with our partner engineering firm, who reviews our information and issues a report.
We test the home for radon, a odorless and colorless radioactive gas that is present in all soil, and is the second highest cause of lung cancer in the US.
We test for the presence of mold in the home using state-of-the-art equipment and training. Lab reports are received the following day.
We inspect the home for building problems that can or has caused elevated moisture that contributes to mold growth. We take three mold samples, with the option of adding testing for airborne particulates that can cause respiratory distress.
We perform both radon testing and an Indoor Air Quality (IAQ) inspection, with a discount for multiple services.
