Frequently Asked Questions
Answers to the most common questions about how Inspectors List works, how we collect data, and how you can choose the right home inspector.
We understand that price matters — but when it comes to protecting a six- or seven-figure investment, it shouldn't be the only factor. A $50 price difference is minor compared to the cost of missed defects or overlooked issues. Instead of sorting by price, we encourage you to choose based on experience, reviews, and professionalism. We show pricing when available, but we don't want you to choose the cheapest option — we want you to choose the right one.
We pull license data directly from state boards and regulatory agencies where possible. For inspectors in states that require licensing, we match that data to their profile. If licensing isn't required in your area, we highlight professional memberships, years of experience, and certifications like InterNACHI or ASHI to help you evaluate credibility.
Yes — most inspectors list a phone number, website, or booking link. If they offer online scheduling, you'll see it right on their profile.
If an inspector has claimed their profile, you can message them directly through our site using a secure contact form. We don't publicly display email addresses to help prevent spam and abuse — but your message will go straight to their inbox.
We don't get in the way of communication — our goal is to help you connect, not create friction.
Badges show you what professional organizations an inspector belongs to. Groups like InterNACHI and ASHI have their own training standards, codes of ethics, and continuing education requirements. These aren't government licenses, but they are a strong signal that an inspector is committed to professional standards.
Not at all. Some inspectors offer specialty services like mold testing, sewer scopes, thermal imaging, or insurance-specific inspections like 4-Point and Wind Mitigation (common in Florida). Their profiles will list what's available — and we're working on better filtering tools to help you find exactly what you need.
We're growing every day. If you don't see anyone nearby, try expanding your search radius. Some inspectors travel outside their base city — and in rural areas, that's pretty common. You can also contact us to let us know your area, and we'll prioritize getting it covered.
Some inspectors claim their profile and fill in all the details — others haven't gotten around to it yet. We provide as much information as we can from public records, but claimed profiles will always have the most accurate, up-to-date info. If you're an inspector reading this: go claim your profile.
Most reviews come from third-party sources like Google Business, so they're publicly posted and attached to a real business listing. We don't allow anonymous reviews to be posted through Inspectors List at this time — we want trust and transparency to stay front and center.
We refresh license records and public data regularly — in some states, that's daily or weekly. For profiles claimed by inspectors, updates happen in real time. If you notice outdated info, let us know. We're a small team, but we move fast and accuracy matters to us.
Not directly — Inspectors List is not a bidding platform. But you can contact as many inspectors as you'd like, and many offer free consultations or sample reports. Our goal is to help you make an informed decision, not pit professionals against each other in a race to the bottom.
Nope. We don't take a cut of bookings, and we don't charge inspectors to show up in search. If an inspector pays for anything, it's for optional profile upgrades — like uploading a logo, adding extra photos, or verifying additional credentials. But everyone gets listed for free.
Not at all. Those platforms cover everything from plumbers to painters — we focus only on home inspectors. No pay-to-play, no lead-selling, no surprise phone calls. We're building a better, cleaner directory that helps you find a qualified inspector without the clutter or sales pressure.
