A residential home inspection is a comprehensive visual evaluation of a home's major systems and components. The inspection includes the roof, exterior, foundation, attic, plumbing, electrical, HVAC, interior, insulation, windows, doors, and accessible structural elements. The purpose is to identify visible defects, safety concerns, and maintenance issues, providing buyers and homeowners with a clear understanding of the property's current condition through a detailed inspection report with photos and recommendations.

Pricing: Starts at $350.00 1000-5000sqft

A 4-Point Inspection is commonly required by insurance companies for older homes. This inspection focuses on the four major systems that most affect a home’s insurability and overall condition:

  • Roof – Evaluates the age, condition, and remaining useful life of the roof.
  • Electrical System – Examines the electrical panel, wiring, and visible components for safety concerns and proper operation.
  • Plumbing System – Reviews the visible plumbing supply and drain lines, fixtures, and water heater for leaks, materials, and overall condition.
  • HVAC System – Inspects the heating and cooling equipment for visible defects, approximate age, and functionality.

A 4-Point Inspection is not a comprehensive home inspection. It is a limited evaluation designed to provide insurance carriers with information about the condition of these four major systems.

A Wind Mitigation Inspection evaluates a home’s construction features that help protect it against wind damage during severe weather. This inspection documents specific building characteristics that may qualify homeowners for insurance discounts.

The inspection includes evaluation of:

  • Roof Covering – Verifies the roof type, age, and visible condition.
  • Roof Deck Attachment – Determines how the roof decking is fastened to the structure.
  • Roof-to-Wall Connections – Identifies the type of connectors, such as clips or straps, that secure the roof to the walls.
  • Roof Geometry – Documents the roof shape, such as hip or gable, which can affect wind resistance.
  • Secondary Water Resistance (SWR) – Checks for an additional moisture barrier beneath the roof covering when visible or documented.
  • Opening Protection – Evaluates windows, doors, garage doors, and skylights for impact-rated or approved wind-resistant protection.

A Wind Mitigation Inspection does not determine whether a home can withstand a hurricane. It documents qualifying construction features that may help reduce wind damage and could result in insurance premium savings.
